Booking Terms

1. Agreement

These terms are the agreement between you and HudsonDesk (Hosam Hassan LLC) (“we,” “us”), operating at 7000 JFK Blvd E #M2, Guttenberg, NJ 07093. By booking a dedicated desk, a pod for two, a creative studio day, or a day or week pass, you confirm you have read and accepted these terms as they exist on the date you book. You must be at least 18 years old to book.

2. License, not a lease

Your booking is a license to use the space and amenities you reserved. It does not create a lease, grant tenancy rights, or establish a landlord–tenant relationship. We retain control and possession of the space at all times.

3. What your booking includes

A dedicated desk is one individually assigned desk in the reception area, billed monthly. A pod for two is one semi-private curtained booth including both of its desks, billed monthly and booked only as a two-person unit — individual desks within a pod are not sold separately.

A creative studio booking is the terrace lounge — couch, two armchairs, three desks, and terrace access — for the single date you select.

A day pass is the use of any open desk for the single date you select. A week pass is the use of any open desk for five consecutive weekdays beginning on the weekday you select. Passes are offered by invitation, do not reserve a specific desk, and do not include garage parking.

Garage parking is included with dedicated desks and pods on a three-month commitment, and up to four hours of garage parking is included with each creative studio day.

Bookings are subject to availability; if we cannot honor a booking, we will offer a reschedule or a refund for that booking.

4. Payment

Payment is collected at the time of booking through Stripe, our payment processor. The price shown is the full amount you authorize; we do not add charges you haven't seen. There is no security deposit.

5. Monthly renewal and cancellation

Dedicated desks and pods for two are recurring memberships. They renew automatically each month and your card is charged on the renewal date (Eastern Time) until you cancel.

You can cancel anytime from the membership management link we email you (the “Manage membership” portal). Cancellation stops future renewals; your access continues through the end of the period you have already paid for. We do not provide partial refunds or prorated credits for the remainder of a paid month or for unused time. Where parking was included on a three-month commitment, cancelling before that term ends ends the parking benefit.

6. Refunds, cancellations, and no-shows

All bookings are final and non-refundable. Creative studio days and day and week passes cannot be moved, rescheduled, or transferred once booked, and unused pass days are not credited. No-shows are not refunded or credited.

If we cancel your booking for a reason within our control, we will offer you a reschedule or a refund for that booking. If a booking is disrupted by an event outside our control (see Force Majeure), we will offer a reschedule or account credit rather than a cash refund.

7. Access and security

For self-entry bookings we provide a lockbox code and Wi-Fi credentials by email. These are confidential and for your use only — do not share, post, forward, or lend them. If you are the first to arrive or the last to leave, use the lockbox to open up and secure the space.

We may change the lockbox code or Wi-Fi password at any time and will send updated details. We may suspend or revoke your access if your payment fails, your membership lapses or is cancelled, or you breach these terms.

8. Use of the space

Use is limited to professional work. Keep the space quiet and respectful of others working, use the call room for calls and meetings, clean up after yourself, follow posted house rules, and follow reasonable instructions from us.

Do not sublet, resell, or transfer your booking, or give others access using your code. A pod is for the two people on the booking; a dedicated desk is for the one person on the booking. No food in work areas (snacks in designated areas only), no smoking, vaping, or alcohol, no illegal activity, no behavior that endangers or harasses others, and no removing or damaging property. HudsonDesk may not be used as a business registration or mailing address without our written permission.

You are responsible for your own belongings and for any damage you or your guests cause.

9. Property and abandoned items

Do not modify, move, or alter furniture or fixtures. We are not responsible for lost, stolen, or unattended items. Items left behind for more than 7 days may be removed or discarded at our discretion.

10. Security and monitoring

Common areas may be monitored by security cameras for safety and security purposes. Footage is retained for approximately 30 days and then overwritten.

11. Assumption of risk and liability

You use the space and its amenities at your own risk. To the fullest extent permitted by law, HudsonDesk and its owners are not liable for any injury, illness, loss, theft, damage, or service interruption to you or your property while using or visiting the space.

You agree to indemnify and hold us harmless from claims arising out of your use of the space or your breach of these terms. Our total liability for any claim is limited to the amount you paid for the booking giving rise to the claim. Nothing in these terms limits liability that cannot be limited under applicable law.

12. Force majeure

We are not responsible for interruptions or cancellations caused by events beyond our control, including building issues, utility or internet outages, natural disasters, or government orders. Where such an event prevents you from using a booking you have paid for, we will offer a reschedule or account credit, as described in Section 6. No cash refund is provided for force-majeure interruptions.

13. Suspension and termination

We may suspend or revoke access, immediately and without refund, for non-payment, rule violations, shared access, disruptive behavior, or unsafe, illegal, or inappropriate conduct. Repeated or serious violations may result in termination.

14. Changes to these terms

We may update these terms. The version in effect when you book is the one that applies to that booking. For recurring memberships, the version in effect at the start of each renewal period applies to that period, and we will publish material changes here with a new effective date before they take effect.

15. Governing law and severability

This Agreement is governed by the laws of the State of New Jersey. If any provision is found unenforceable, the remaining terms remain in full effect.

16. Privacy and contact
